Terms of Service
Updated 19 September 2026
Acceptance
By using UtiBills — the dashboard, the WhatsApp bot, or any related service — you agree to these Terms of Service. If you do not agree, do not use the service.
The service
UtiBills is a property and utility bill payment platform for Kenya. Landlords manage leases, tenants, and billing in the browser dashboard. Tenants pay rent and utility bills via WhatsApp using M-Pesa, and receive reminders and receipts in the same chat.
Your account
You are responsible for keeping your login credentials secure and for all activity that occurs under your account. If you suspect unauthorised access, contact us immediately. You must be at least 18 years old to use UtiBills.
Acceptable use
You agree not to:
- Use the service for any unlawful purpose or in a way that violates these terms
- Attempt to gain unauthorised access to any part of the platform or its infrastructure
- Submit false or misleading information — lease details, account numbers, or payment data
- Resell or redistribute access to the service without our written consent
WhatsApp consent
By registering a WhatsApp number with UtiBills, you consent to receive payment reminders, receipts, and service notifications in that chat. Reply STOP at any time to opt out of marketing messages. Transactional messages about a payment you initiated may still be sent.
Payments
Payments are processed through M-Pesa (Safaricom Daraja) and other payment providers. We do not store your M-Pesa PIN. You are responsible for ensuring sufficient funds before initiating a payment. Safaricom and other providers may apply their own transaction fees. Completed payments are final; disputes must be raised with us within 30 days.
Intellectual property
All content, software, and design on the UtiBills platform is owned by UtiBills Ltd or its licensors. You may not copy, modify, distribute, or create derivative works without our prior written permission.
Availability
We aim to keep the service available at all times but do not guarantee uninterrupted access. Planned maintenance, network outages, and third-party provider downtime can interrupt the service. We will communicate planned outages where possible.
Liability
UtiBills is not liable for indirect, incidental, or consequential loss arising from your use of the service, including failed payments, data loss, or service interruption. Our total liability to you in any twelve-month period is limited to the fees you paid us during that period.
Privacy
How we collect, use, and protect your personal data is described in our Privacy Policy at utibills.com/privacy. By using the service you acknowledge that you have read and understood it.
Termination
We may suspend or terminate your account if you breach these terms, if required by law, or if the service is discontinued. You may close your account at any time by contacting us. Clauses that should survive termination (payments, liability, governing law) remain in effect.
Changes
We may update these terms from time to time. Material changes will be posted here and, where we can reach you, communicated via WhatsApp or email. Continued use of the service after changes are posted means you accept the updated terms.
Governing law
These terms are governed by the laws of Kenya. Disputes are subject to the exclusive jurisdiction of the courts of Kenya.
